Tax delinquent real estate is key to finding cheap land. Post 75

    Many are enamored with the idea of investing in property. I understand. I really like it myself. Besides being enormously profitable, it is a lot of fun.

Raw Land

    As an investment, I like single family houses the best, but a wisely chosen, well placed piece of raw land will get you a very nice profit.

    About 80% of all tax delinquent properties are vacant land. That is a big deal. I would guess that there are millions of acres of raw land that are tax delinquent in this country and in the possessions.   

Great deals in land

    I know of a mortgage broker who teamed up with a developer. Their first transaction was to purchase tax delinquent lots for $6000 and then sell them for $20000.

    The developer then suggested that the mortgage broker look in some selected metro areas that he thought would be growing. The mortgage broker contacted the county treasurer’s around those five different areas. She found a ten acre parcel that was already pre-approved for 100 townhomes. They purchased the land for 10¢ on the dollar. They were planning to pre-sell the 100 units. It is a $10,000,000 project.

Opportunity

    Why do people not pay their taxes? There are many reasons. However, they all boil down to a potential good transaction for you. The thing that must be overcome is doing the work to uncover the best potential deals and then going after them in a systematic manner.
